This course prepares students for entry-level employment in maintenance in the rental housing industry. It covers interior and exterior maintenance, electrical, plumbing, HVAC, and appliance repair - and includes lectures and hands-on labs. On completion, students will have met one of the requirements for the Certificate for Apartment Maintenance Technicians (CAMT) and will be eligible to take the Section 608 EPA and CAMT Exams. (There is a separate $25 EPA exam fee, payable by credit or debit card.) Students should wear safety clothes, gloves, shoes, and glasses to class and should bring pen/pencil, photo ID, battery-powered calculator, and their own tools and materials.

Future of Air Conditioning in the Apartment Industry: What you should know about refrigerants, save it or replace it?, 13 SEER, HCFC-22, R-410a, R407c, oils and the Clean Air Act

Interior and Exterior Maintenance and Repair: Make-ready maintenance, caulking, ceilings and walls, locks, tile, other interior maintenance topics identified during discussions, curb appeal, swimming pool area safety and inspections of building exteriors

Electrical Maintenance and Repair: Roles and responsibilities in electrical maintenance and repair, electrical basics (terms, wiring and safety), tools and equipment for electrical repairs, main service panels, wall switches, receptacles, smoke alarms and incandescent and fluorescent light fixtures

Plumbing Maintenance and Repair: Roles and responsibilities in plumbing maintenance and repair, plumbing basics (pipes and fittings, terms and safety), tools and equipment for plumbing repairs, shut-off valves, faucets and sinks, garbage disposals, tubs and showers, toilets, drains and water heaters

Air Conditioning Maintenance and Repair: Roles and responsibilities in air conditioning maintenance and repair, air conditioning safety, tools and equipment for air conditioning repairs, refrigerants and their special properties, the air conditioning system, simple fixes, refrigerant system repairs, electrical system repairs and air distribution system repairs

Heating Systems Maintenance and Repair: Roles and responsibilities in maintaining and repairing heating systems, heating safety, tools and equipment for heating repairs, air distribution, electric furnaces, electric baseboard heating, gas furnaces and hydroid heating

Appliance Maintenance and Repair: Roles and responsibilities in appliance maintenance and repair, diagnosing appliance problems, appliance safety, tools and equipment for appliance repairs, clothes dryers and washers, ovens and cooktops, dishwashers and refrigerators

EPA 608: Ozone depletion, Clean Air Act and Montreal protocol, Section 608 regulations, substitute refrigerants and oils, refrigeration, recovery techniques, three R's, dehydration evacuation, safety, shipping, EPA review and test

Human Resources: Customer service and sexual harassment and fair housing

Certification Learning Outcomes/Requirements

Certificate candidates must complete the following within 12 months of declaring candidacy for the Certificate for Apartment Maintenance Technician to receive the CAMT designation: One year of apartment or rental housing maintenance experience, CAMT training and pass the CAMT Exam. Prerequisites

Students must have basic knowledge or experience in general apartment maintenance.

Learning Supplies Needed

CAMT Text Book (wake tech will provide), ESCO Institute EPA Certification Preparatory Manual (wake tech will provide), Battery Powered Calculator, Pen/Pencil, photo ID. Students should bring their own tools/materials and wear safety clothes, gloves, shoes, and glasses.

Requirements for Successful Completion

90% attendance
If a student has extenuating circumstances causing absences of greater than 10% of the class time, the student must make arrangements with the instructor to provide evidence of keeping up with the class material and making up the work, exercises and projects missed or demonstrate competency in the course objectives. Students with irregular attendance, less than 90% attendance or who are unable to demonstrate competency will receive a grade of NG (no grade).,Students must have 100% attendance during the EPA training to be eligible for the test. Students must achieve a minimum of type 1 & 2 on EPA 608 to be eligible to receive the certificate of completion.,Students must arrive on time on testing day. Students will not be allowed into the classroom after the test begins, and no makeup testing date will be offered.,Students must have a passing grade of 66% on the CAMT exam to obtain the certificate of completion.
