This course covers the procedures for pricing Complex properties such as historic, prestige, stigmatized, noise impacted and other uniquely challenged real estate. It begins with an open discussion of the student's experiences with these properties and the techniques they employed. The instructor then brings the class to an understanding that from the analysis of the market, various adjustment factors, rates and multipliers can be derived that can often predict the actions of the buyers and sellers of these properties.

This course covers the consideration given to proposed improvements, repairs, and modifications to property in the attempt to increase value commensurate with the associated cost. The class will be instructed on how to derive relevant information and how to apply the results to quantify the contributory value of different elements to maximize the value of these properties to their markets.
